Find Business Premises

Find commercial premises for your business

The best space is one your business can use well, at a cost it can sustain. Start with how you operate today, what may change over the lease term and which requirements you cannot compromise on.

RWC Christchurch markets offices, industrial premises and retail space across Christchurch and Canterbury. Browse our current property for lease, then speak with the listing agent about availability, inspections and the information you need to compare options.

Build a brief before you build a shortlist

  • Location: where do staff, customers, suppliers and deliveries need to reach you?
  • Space: separate the usable office, warehouse, showroom, storage and yard areas you require.
  • Access: consider parking, loading, opening hours and any shared entrances or facilities.
  • Timing: allow for lease commitments, fit-out, approvals and the move itself.
  • Budget: compare total occupancy costs, not just the advertised rent.
  • Flexibility: think about likely growth, lease length and what would happen if your needs changed.

Choosing office premises

Look beyond the number of desks. Consider meeting rooms, quiet work, accessibility, natural light, heating and ventilation, communications infrastructure and amenities. An existing fit-out may simplify a move, but only if the layout and condition suit the way your team works.

Compare central-city and suburban options against actual staff and customer needs. Ask which parking spaces are included, what visitors can use, how after-hours access works and which services are shared. Request relevant building and seismic information early enough for your advisers to review it.

Choosing industrial premises

Warehouse floor area alone does not establish operational capacity. Check usable height, door sizes, loading routes, yard dimensions, turning space and any restrictions on heavy vehicles or containers. Confirm power, drainage, floor loading and other technical needs with the appropriate specialist.

The balance of warehouse, office and showroom space affects both usability and cost. A site with generous office space may not be the right fit for a storage-led operation. Ask whether a proposed use, signage, plant or alterations require landlord approval or council consent. The Ferry Road showroom, warehouse and yard listing illustrates why separating the different areas helps explain a property.

Choosing retail premises

Think about how customers will find and use the premises. Visibility, frontage, nearby activities, pedestrian access, parking and delivery arrangements can matter as much as the interior. Visit at times relevant to your business rather than relying on one quiet or busy inspection.

Check the fit-out and services your use requires. Food, hospitality, health and other specialist activities may need further investigation of extraction, plumbing, accessibility, licensing or approvals. An existing use or nearby business does not guarantee your proposal can operate there.

Compare the lease as well as the building

Ask for the rental basis, outgoings budget, parking charges, term, renewal options, review provisions and proposed works or incentives. Clarify fit-out ownership and reinstatement obligations. Your lawyer should review the actual terms before you commit; an agreement to lease can carry significant obligations.

The agent marketing a property acts under the owner’s appointment. If you want someone to act independently for you, discuss representation and any fees before relying on that arrangement.

Our leasing costs and terms guide explains how to put those figures on a comparable basis.
